Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
Famco Crown Repair: The Austin Owner’s Guide
A Famco chimney crown repair in Austin typically costs $450 to $900 installed, depending on the crown size, the extent of damage, and whether the flue tiles need work at the same time. We stock Famco-compatible crown materials on our trucks and can usually complete the job in one visit. Most Austin homeowners discover a crown problem when they see a water stain on the ceiling near the fireplace, or when a home inspector flags it during a sale. The crown is the concrete or mortar slab that caps the top of your chimney, and when it cracks, water gets into the brick and mortar below, setting off a slow chain of freeze-thaw damage that Central Texas winters accelerate even if they rarely freeze hard.
Which Famco Models This Applies To
Famco manufactures chimney crowns as part of their cap and termination product line, and most standard Famco crown assemblies fit single-flue and multi-flue masonry chimneys with flue tile outside diameters running 8″ x 8″, 8″ x 13″, or 13″ x 13″. The specific gotcha we see on Austin homes: many chimney crowns were poured by the original builder at whatever size matched the day’s brick course, so a Famco cap that should bolt right on may sit slightly off if the crown has settled or if the brick corbelling below has shifted. The 13″ x 13″ Famco crown is the most common match for single-flue fireplaces in older Austin construction, while multi-flue setups in newer builds usually need a custom-poured crown. We measure the existing crown and flue tile on site before we recommend the part, because a crown that’s 1/4″ too tight will crack at the edges within a season, and a crown that’s oversized invites water to pool where the seal should be tight.
If you’re trying to identify whether your existing crown is an aftermarket brand or an original Famco part, the clearest tell is the metal: Famco crowns use a galvanized steel base pan with a smooth, painted finish, and the part number is usually stamped into the underside of the cap skirt. OEM Famco crowns cost about 15-20% more than quality aftermarket equivalents, but the gauge of the steel and the fit of the flue ring are the real differences that matter. For older chimneys in East Austin or Hyde Park where the brick is already sensitive, we lean toward OEM because the tolerances are tighter and the sealant channel is cut deeper. For standard cases, a proper aftermarket crown matched to your flue tile size performs identically, and that’s what keeps the installed price in the range above. Hadley Chimney Austin is an independent service provider and isn’t affiliated with Famco, so we choose the version that actually fits your chimney rather than whatever a distributor wants off the shelf.

Signs Your Famco Crown Repair Is Failing
- Water streaks on the ceiling or wall near the fireplace. A cracked crown lets rain run into the chimney chase instead of down the outside of the brick, and the first visible sign is usually a faint discoloration on drywall inside the house.
- White mineral staining on the exterior brick of the chimney. This is efflorescence – the salt that water leaves behind as it evaporates. It means water is moving through the brick, not just over it, and the crown is the usual entry point.
- Pieces of cement or mortar on the roof or in the gutter below the chimney. Crowns don’t crack all at once in Austin; they spall in small chips that show up in the gutter after a big windstorm or a hard rain.
- Rust stains or sagging cap on top of the crown. If the metal cap under the crown has started to rust through, the crown has been holding water for longer than one season, and a simple patch isn’t going to save the structure.
- The damper inside the firebox looks wet or shows rust when the fire is out. Water that enters through a crown crack follows the inside of the flue and ends up on the damper, which leads to a damper that’s rusted open or stuck shut.

AfterReplacement Cost & What’s Included
A full Famco-compatible crown replacement in Austin runs $450 to $900 installed. The range depends mostly on three things: crown size, whether the existing damage requires removal of the old cap and base pan before the new one goes on, and whether the flue tiles need any repair at the same time. When the crown is the only problem, we quote the price before we begin and the number on that written quote is what you pay. Every repair from Hadley Chimney Austin includes our 365-Day Done Right Promise: a written guarantee on the crown repair, and if it fails within the year, we’re back to make it right at no charge. That’s not an upsell; it’s written into every job we do.
What you’ll see on the invoice: the part at cost, the labor, the sealant, and any haul-away if we’re removing a damaged cap or base pan. We don’t hide material markups in vague line items, because Cory Mitchell built this company on the idea that you should see exactly what you’re paying for before you agree to it.
DIY or Call Us?
You can certainly do the detective work from the ground: look for the signs listed above, check your gutters for crown fragments, and note whether the mortar between the top three or four brick courses is crumbling. What we don’t recommend is doing the actual crown repair yourself, and it’s not because we want the work. A crown replacement requires working at the roofline, leaning over the edge of the chimney chase to remove the old crown, and applying a sealant that has to be tooled while it’s still workable. If it’s done wrong, water gets trapped behind the new crown instead of staying out, and the problem you paid to fix comes back worse. In Austin’s clay-heavy soil, foundation movement means crown fit is even less forgiving than in a static house, so the margin for error is thin. That’s the honest truth: if the crown is damaged enough to notice, it’s damaged enough to need a pro. Call us at (361) 603-5116 and we’ll scope it with a camera, show you exactly what’s going on, and give you a written price before we touch anything.
FAQs
A properly installed Famco crown on an Austin chimney lasts 15 to 25 years, but the sealant around the flue tile and the cap-to-crown connection typically needs reapplication every 5 to 7 years. Austin’s intense sun breaks down caulk and sealant faster than the crown itself, so the metal and concrete can look fine while the joints are silently failing. Call (361) 603-5116 for a quick inspection video and we’ll tell you if yours is still sealing.
Small hairline cracks in the sealant or the crown surface can be repaired with a flexible polymer patching compound that we apply as a crack bridge, and that’s usually a $150 to $300 job. If the crack runs fully through the crown, or if the metal base pan underneath is rusting, patching won’t hold through the next freeze-thaw cycle. We’ll show you the photo before we recommend either path, so you can see the crack we’re talking about with your own eyes.
Most Famco crown replacements take 2 to 3 hours, including removal of the old crown, surface prep, installation, and tooling of the sealant. If the flue tiles need repair at the same time, plan for an extra hour. We’ll text you a live arrival window the morning of the job, so you’re not waiting around for a four-hour guess.
We stock the most common Famco crown sizes on our trucks, including the 8″ x 8″, 8″ x 13″, and 13″ x 13″ configurations that cover most Austin masonry chimneys. If your crown needs a custom pour or an unusual size, we order it and schedule the install as soon as it arrives. We also work with DuraFlex, HeatShield, and Gelco materials on the same chimney when the repair goes beyond the crown, so you’re not juggling multiple vendors.
